- Director is responsible for managing several projects within
the constraints of scope, schedule, quality and budget, and to
deliver the specified requirements that meet and exceed the
client's expectations. Project types can include ground-up, major
renovations, corporate interiors, hospitality, education, and
retail, among others.
- Manage the client relationship, consultants and vendors
associated with the projects assigned including all AY
personnel.
- The project sizes and scopes can range from 10,000SF to over
500,000SF. Level of finish varies from budget-conscious to high-end
fit and finish with budgets of $500,000 to over $20M.
- Projects are typically located within the Americas region,
while global projects are comanaged with the EMEA team.
- Respond to RFPs accordingly.
- Communicate and collaborate with all AY PjM global
resources.
- In addition to project-specific responsibilities, Director will
work with Principal to manage PM staff and to develop business
internally and externally.The base salary is aligned with market
data and is estimated between $175,000 to $200,000 with the ability
to achieve additional compensation through bonus. This salary range
reflects base compensation for the position across all US
locations. Within this range, individual pay is determined by work
location and other factors including relevant education/training,
experience, and internal equity.ResponsibilitiesProject Team
Responsibilities:
- Oversee projects from design through completion, including
managing project costs, project schedule and quality, reporting and
documentation.
- Prepare and manage RFP process for project related consultants
and vendors.
- Develop detailed project plans and budgets.
- Manage project risks.
- Manage client relationships and communication.
- Independently manage projects as needed.Management/Staff
Oversight:
- Manage 11-20 project management staff including APMs, PMs, Sr
PMs and Directors.
- Provide direction and advice to internal staff.
- Work with Principal to develop internal staff and external
relationships.
- Provide training to PM staff on overall project management
protocols, as well as specific AY processes and client
processes.
- Coordinate project coverage with other departments.Business
Development:
- Develop and maintain relationships with internal brokers.
- Coordinate/attend cross-selling meetings with internal business
units (brokerage, asset management, investment sales, etc.).
- Develop and maintain relationships with industry partners
including external brokers, consultants, contractors and
vendors.
- Represent AY PM in CoreNet and other industry organizations as
agreed upon with Principal.
- Working with Principal and marketing department, respond to
RFPs.
- Represent AY PM at sales presentations.
- Grow corporate accounts.Administrative Duties:
- Internal reporting to Principal on project status.
- Working with Principal, prepare revenue projections and other
internal reporting.
- Coordinate project billing, invoicing, contracts and POs with
department accounting lead for all assigned projects.Qualifications
- At least 10 years experience in Project Management,
Architecture, engineering, construction and running PMO's.
- Must be comfortable responding to proposals, pitches and
handling marketing material.
- Experience with global and national accounts.
- Must have good team leadership skills and the ability to manage
teams of 5-10 people.
- Must be client facing, with a focus on strategy, up-front
planning, programs and client roll outs.
- Must be able to develop and speak to financials.Our Equal
